- You rent out a property and want the hard-wired alarms sorted properly

What Victorian rules say about smoke alarms
Every home needs them
Consumer Affairs Victoria states that smoke alarms are compulsory in all Victorian residential properties, including houses, units, flats and townhouses. The alarms themselves must meet Australian Standard AS 3786.
Built after 1 August 1997? Hard-wired with battery back-up
Buildings constructed after 1 August 1997 must have hard-wired smoke alarms with a battery back-up, while older buildings can rely on battery-powered alarms. A hard-wired alarm has to be installed by a qualified electrician, although anyone can change the battery. Not sure when your place was built? Tell us what you know and we can check the existing alarms as part of quoting.
Rental properties
Rental providers must make sure every alarm is correctly installed and working, fitted with batteries, and tested at least once every 12 months in line with the manufacturer’s instructions. Consumer Affairs Victoria also says annual smoke alarm safety checks apply to all rental properties from 25 November 2025, and a faulty smoke alarm counts as an urgent repair. If you manage a rental, put the address, the number of alarms and how to arrange access with your renters in your enquiry.
Bedrooms and living areas
Fire Rescue Victoria recommends a smoke alarm in every bedroom and living area. Its research found that when a fire starts in a bedroom with the door shut, the alarm in the hallway outside will not go off. We can work through alarm positions with your floor plan when we quote.

Can I install a hard-wired smoke alarm myself?
No. Consumer Affairs Victoria notes that a hard-wired smoke alarm must be installed by a qualified electrician. Replacing the back-up battery is something anyone can do.
My house was built before 1997. Do I need hard-wired alarms?
Victorian rules allow battery-powered alarms in buildings constructed before 1 August 1997; homes built after that date need hard-wired alarms with battery back-up. If you are renovating or would simply prefer mains-powered alarms, describe the house and we will set out the options in a written quote.
I own a rental in the inner west. Can you help with the smoke alarms?
Yes. We can install or replace hard-wired alarms at rental properties. Send us the address, how many alarms the property has and how access works with your renters, and we will arrange a quote.
What should I include in a smoke alarm enquiry?
Your suburb, roughly when the home was built, how many alarms it has now, and whether it is a rental. Photos of the existing alarms and a rough floor plan help us quote accurately.
